Foreword

For reasons of age and restructuring of the family’s estate the advertized properties are being sold. Up to date, they have been operated by the same family (Switzerland) and are in good and well maintained condition. All property is located in Istria (Croatia), at top locations close to the beaches of the Croatian Adriatic Sea, well known for their extraordinary beauty.

The hotel has been built according to the 3–star euronorm and is divided into the following areas: Seven apartments with heating and air condition, reception, laundry, restaurant with open–air restaurant, terrace and storage room, facility for an additional business room on street level, underground parking with min. six parking lots, cottage for outdoor kitchen or grill, surrounding garden.

The sea view is completing the attraction of the object, which carries the required operating license, but is not furnished. Expansion with the adjacent parcel (with building permit) is possible.

Residential house with six rooms and additional space: Four bedrooms, kitchen, two bathrooms, spacious living room with fireplace and gallery, big boarded clubroom, fully air–conditioned terrace, all rooms are equipped with central heating. Two garages and a covered parking lot are located nearby the gateway as well as an outdoor kitchen and laundry. The electric powered gate is connected to a door phone.

In front and behind the house there are additional lots with building permits; one of them is currently used as a fruit orchard.

Both olive groves are situated close to the coast. 100 olive trees are still cultivated and the olive oil obtained has won the Croatian prize for high quality. Almond and fig trees are growing beside the olive trees and in autumn you can find chanterelles, in springtime wild asparagus in the groves.

The olive groves are ideally suited for recreational activities, such as bathing or sunbathing, and imply unique opportunities for connoisseurs and active families.
